Infrared Cameras and Moisture Meters in the Home Inspection Process

As a home inspector in the Vancouver Lower Mainland, it’s essential to have the right tools to ensure a thorough and accurate inspection.

One of the most critical tools in our arsenal is the infrared camera. Infrared cameras, also known as thermal imaging cameras, allow us as home inspectors to detect temperature variations of building materials within a home. These temperature variations can indicate the presence of cold zones, moisture, electrical issues, and other problems that may not be visible to the naked eye.  

                                                            

Moisture being one of the most significant concerns when conducting a home inspection. Not only can it lead to structural damage, but it can also create an environment for microbial growth aka mold growth, which can be harmful to the health of the home’s occupants.

 

 

A moisture meter is another essential tool that we, as home inspector, use to confirm the presence of moisture. These meters measure the moisture content of various building materials, including wood, drywall, and concrete. This aids in giving the clients a clear understanding of any potential moisture issues  and giving them the information they need to make informed decisions about the property.
