Why appliance inspections ?

When purchasing a home in Surrey, Vancouver, or anywhere in the Fraser Valley, it’s important to ensure that the appliances included in the sale are functional and safe. Our Free Appliance Inspection is automatically included with every home inspection to give you peace of mind and avoid costly surprises after move-in.

One of the most common questions we receive is whether appliances should be tested. Some inspectors don’t want to run the risk of overflowing a dishwasher, but we believe that as part of our complete home inspection, appliances should be tested every time.

If you moved into your home and found that the dishwasher didn’t work or that the refrigerator leaked, this could cost you hundreds, if not thousands, of dollars in repairs. Therefore, we believe that it’s better to take a pro-active approach and test all the appliances before you finish purchasing your home. 
We test washers, dryers, microwaves, garburators, range hoods, dishwashers, and more.

However, even though we test appliances, and run a cycle on the dishwasher and the laundry, we can’t verify if they actually clean properly. We can only report if they’re working, whether they make noise, are old, leaking, or if you should budget a replacement in the near future.

Even though there is a risk in testing appliances, and even though inspectors don’t have to test them, we like to provide our clients with this service because we care about their investment as much as they do. Thermal Imaging 

Thermal imaging is a visual, non-destructive inspection method that allows us to see things that our eyes cannot. Therefore, I believe all home inspections should include thermal imaging.

Thermal imaging, also known as infrared imaging, enables us to examine our homes in greater detail.

Infrared allows us to see:

– Water leaks

– Failures in shower pans

– The location of pipes in walls

– Cold zones in insulation

– Energy loss

– Check the condition of floor heating

– Check the efficiency of air heating and air conditioning

– Identify electrical overloads

 
Pest Inspection – Rodents, Squirrels, Raccoons

During the home inspection, we look for places in the building envelope, foundation, soffits, attic, and roof etc. where pets can enter the home. While we are not licensed pest control specialists, we will bring these issues to your attention in the report and verbally during the inspection walkthrough at the end, providing recommendations.

Rodents and other pests can carry diseases harmful to humans by coming into contact with their waste and urine, and indirectly through mosquitoes, fleas, and mites.

Damage to the home can be caused by various pests, including:

– Chewing on pipes, causing water damage

– Chewing on electrical lines, causing power outages and fires

– Damage to the structure

– Insulation trampled and compacted, reducing its ability to keep you warm in winter and cool

Mold Inspections

Visual Mold Inspection

Mold growth can start when there is high moisture for 72 hours on a surface or longer.

Finding it early makes remediation and removal easier and less costly. 

Next Inspections is not currently certified of conduct Lab Based Mold Inspection, but if we see biological growth it will be documented in the reports so you can asses if its a project size you want to take, hire a remediation company or request the seller do so before possession.

Mold can cause a range of health problems, especially for people with allergies, asthma, or weakened immune systems. Some common health concerns include:

Respiratory Issues:

•Coughing, wheezing, and shortness of breath

•Aggravation of asthma symptoms

•Nasal congestion and throat irritation

Allergic Reactions:

•Sneezing, runny nose, and itchy eyes

•Skin rashes or hives

•Increased sensitivity over time

Toxic Mold Exposure (e.g., Black Mold – Stachybotrys chartarum):

•Chronic fatigue and headaches

•Neurological symptoms like difficulty concentrating (often called “brain fog”)

•Nausea, dizziness, or even immune suppression in severe cases

Infections (for Immunocompromised Individuals):

•Fungal infections in the lungs or sinuses

•More serious complications for those with existing lung disease

Moisture Meters

Home inspectors use moisture meters in conjunction with thermal imaging  to detect hidden moisture issues that could lead to structural damage, mold growth, and other problems. Here’s why they’re essential:

1. Identifying Hidden Water Damage

•Moisture can accumulate behind walls, under flooring, or in ceilings due to leaks, flooding, or condensation.

•A moisture meter helps detect damp areas that aren’t visible to the naked eye.

2. Preventing Mold Growth

•Mold thrives in damp environments and can cause health issues and property damage.

•By pinpointing areas with excessive moisture, inspectors help homeowners prevent mold before it spreads.

Gas Detectors 

People always say if you smell rotten eggs in your home it’s a Natural Gas leak as the company puts a sent in the gas to help detect these things. 

While we do use our noses we know that some leaks are small enough you might not smell it so we also use a gas leak detector on all gas appliance connections. These devices can detect low concentrations of gas before they become dangerous.
